Not quite halfway through April, but not too early to take a look at how this month is shaping up for real estate sales and pending sales in Jackson Hole. According to Teton County Multiple Listing Service, there have been seven recorded sales and an additional eight pending sales in April thus far.
The biggest ticket item is a slopeside Four Seasons unit listed at $4.495 million that went under contract on Friday. Perhaps the finest condo/hotel unit in Teton Village currently on the market, this 3-bed, 5-bath, 3,440-square-foot, 2-level residence was originally listed at $5.25 million in December 2008. Contrary to recent trends, just two of the seven closed sales fetched more than a million dollars. The most notable was one of the first of more than 20 pending sales in Hotel Terra 2, also known as Sweetwater Lodge. After pending for more than a year, a 2-bed, 3-bath, 1,239-square-foot closed for $1.3 million.

- The other listing to sell for more than $1 million was a 3-bed, 3-bath, 2,279-square-foot, 2-level “bungalow” in Wilson originally listed for $1.675 million. Sold after 206 days on the market. This home last sold in October 2006 for $1.145 million.
- Bank sale of a 3-bed, 3-bath, 2,380-square-foot home in Cottonwood Park for $532,500. Listed in March 2009 for $749,000 as a short sale that, obviously, didn’t happen.
- Short sale of a 3-bed, 3-bath, 2,574-square-foot home in Hidden Ranch for $575,000. On the market for 407 days with an original list price of $825,000.
- Listings pending do reflect the recent trend of most of the action being in the higher end with the least expensive a Spring Creek Ranch Spirit Dance Lodge listed for $797,000.
